Four Mile Lagoon Marina Cove Project

Get in on the ground floor of an new development with lots of appeal to boaters, fishermen, retirees, and folks who want waterfront or water accessible property, but don't want to be totally exposed on the coast of the Caribbean Ocean.

This new development in Northern Belize is located on Four Mile Lagoon, right on the border with Southern Mexico. The lagoon connects to the Rio Hando, the border between Belize and Mexico. It is just a short boat trip East on the Rio Hando into Chetumal Bay and the Caribbean Ocean. Hence, there is ready water access to boating, sailing, fishing and to restaurants, shops, and medical facilities of Chetumal, Mexico, a city of about 400,000. Four Mile Lagoon offers salt water fishing at the North end and fresh water fishing at the South end where it is fed by a fresh water stream.

This development is just across the lagoon from the Belize Free Zone and, depending on the speed of your boat, it is less than a half hour from Chetumal, Mexico. Belize Customs and Immigration have offices on the shore of Consejo Village, so exit/entry of Belize is facilitated for folks in this area.

The developer has greatly improved the road into this area. It is about a 7-mile trip to Corozal Town, a town of about 15,000 population.

The developer is filling the first phase lots with approximately three feet of murl fill. This is included in the lot price. If one purchases land separately in this area, land fill is at the purchaser's expense, which can be up to $120 BZ per truckload. Belize Electric Limited has indicated that they can provide electric power via underwater cable across the lagoon from the Free Zone to this development.

Once the electric power is available and the cove for more boats is developed, lots will most likely increase in price by $10,000-20,000 U.S. Lots are 100' x 200' with 66' of Government Reserve. That is they are a little smaller than 1/2 acre.

While boating and fishing are a prime reasons for consideration of this development, this is no "fishing camp." There are restrictions against wooden homes or trailer homes. This is a serious development, much like Consejo Shores, but perhaps with a more advantageous location.

Note that 7 of the 10 lots in phase 1 (orange colored lots) are already sold or have sales pending. Phase 2 (yellow lots) should be starting soon.
